Collier County has approved the plan for the Founders’ Square commercial and residential development on the former Pelican Nursery property at the southeast corner of Immokalee Road and Collier Boulevard.
County commissioners unanimously approved changing the zoning classification of the nearly 56 acres from a rural agricultural zoning district to a mixed-use planned unit development to allow construction of a maximum of 400 multifamily or townhouse residential dwelling units and up to 270,000 square feet of commercial land uses.
Known as Baumgarten MPUD, developer Barron Collier Companies is naming the development Founders’ Square, county records show. A hotel no longer is planned for the development, which is proposed to include a 25-acre apartment complex, six outparcels along Immokalee Road, a medical building, a possible grocer with other retail stores, and a collection of restaurants and shops called The Point on the hard corner.
The developer donated 1.34 acres and easements along Immokalee Road to the county to allow future construction of an overpass at that intersection.
A traffic light into the development will be installed on Collier Boulevard in line with the entrance to Pebblebrooke Center, but the only additional traffic light planned on Immokalee Road will be east of the project at Quarry and Woodcrest drives. The adjacent communities of Bent Creek Preserve and Tuscany Cove will have interconnected entrances into the development.
